How Grounda works
One structured workflow connecting property managers, vendors, and tenants — from request to closeout.
Tenant submits a request
The tenant reports the issue with photos, a description, and their availability windows.
Grounda routes and dispatches
Grounda identifies eligible vendors based on trade, proximity, availability, and capacity — then sends offers sequentially.
Vendor accepts
The first eligible vendor to accept the offer is assigned to the job.
Tenant chooses an appointment
The tenant selects a time slot from the vendor's real availability — no phone tag.
Vendor executes the repair
The vendor tracks progress: en route, checked in, in progress, paused, or waiting on parts.
Tenant verifies completion
The tenant confirms the repair is complete or reports that it needs attention.
PM closes the job
The property manager reviews the audit trail and closes the work order.
Who does what
Property Manager
Reviews requests, monitors dispatch, approves completion, and closes jobs with full audit history.
Vendor
Receives relevant job offers, accepts or declines, schedules with the tenant, and tracks repair progress.
Tenant
Submits issues with photos, provides availability, chooses an appointment, and verifies completion.
